Our grind and seal process transforms raw concrete into a refined, polished-looking surface without the cost of full polishing. By grinding the concrete and applying a Polyaspartic Sealcoat, we create a smoother, brighter, easier to clean floor that resists moisture, stains, and everyday wear—perfect for garages, basements, warehouses, retail spaces, and offices.
THE PROTEK Process
Prep It.
We use an industrial planetary grinder with diamond heads partnered with an industrial dust collector, to ensure the surface is cleaned, leveled, and textured by removing contaminants, old coatings, and surface imperfections. This creates the proper profile for strong adhesion, ensuring the coating bonds correctly and performs as intended.
Patch It.
Crack and saw-cut patching is a critical step in preparing concrete for a seamless, durable finish. On interior systems, existing cracks, joints, and saw cuts are carefully cleaned, filled, and repaired using high-strength repair materials designed to bond with concrete and flex with natural movement. This process helps create a smoother, more uniform surface while reducing the visibility of imperfections and improving the performance and longevity of the final coating system.
*We honor expansion joints/cuts on all outdoor installed systems to allow for concrete to move during natural freezing and thawing cycles.
ProTek It.
Once your floor has been properly prepped and patched to industry standards, we apply a ProTek Standard Moisture Vapor Barrier. This critical layer seals the concrete to protect against moisture vapor before your selected ProTek Surface System is installed.
By addressing moisture at the source, we help prevent future moisture-related issues—one of the key differences that sets ProTek apart. Every system is professionally installed in strict accordance with manufacturer specifications to ensure long-term performance.
